The Dubai Investments subsidiary prices its shares at AED 1.12, valuing the company at approximately AED 9.7 billion ahead of its planned Dubai Financial Market listing.
DIP Holding has priced the UAE’s first initial public offering (IPO) of 2026 at AED 1.12 per share, bringing the total offering value to approximately AED 1.9 billion ($529 million). The announcement, made on November 4 following the close of subscriptions a day earlier, marks an important development for Dubai’s capital markets as the company prepares to list on the Dubai Financial Market (DFM).
The IPO involves the sale of 20% of DIP Holding’s existing shares by its parent company, Dubai Investments, implying a market capitalisation of approximately AED 9.7 billion upon listing. Trading is expected to begin on November 11, 2026, subject to regulatory approvals.
DIP Holding IPO Attracts Strong Investor Demand
The offering comprised 1,735,243,300 ordinary shares, representing 20% of DIP Holding’s issued share capital.
Dubai Investments will retain an 80% ownership stake following completion, maintaining its position as the company’s majority shareholder.
The IPO attracted demand from local, regional and international investors, with subscriptions exceeding the number of offered shares multiple times. However, the company did not disclose a specific total value for subscription orders.
The final offer price of AED 1.12 per share was established through the bookbuilding process, following an initial indicative price range of AED 1.10 to AED 1.15.
Khalid Jassim Bin Kalban, Chairman of DIP Holding and Vice Chairman and Chief Executive Officer of Dubai Investments, described the investor response as a reflection of confidence in the company’s business model and its long-term growth prospects.
An important distinction is that the IPO consists entirely of existing shares sold by Dubai Investments. As a result, the net proceeds will go to the parent company rather than being raised directly by DIP Holding for its operations.
Dubai Investments Park Underpins DIP Holding’s Business
DIP Holding owns Dubai Investments Park Development Company, the operator of Dubai Investments Park, a major mixed-use business and residential destination in southern Dubai.
The development covers approximately 23 million square metres, bringing together industrial, logistics, commercial and residential activities.
According to the company’s IPO materials, the park supports approximately 1,000 principal tenants, 5,700 subleases and a residential population exceeding 150,000.
Rather than relying primarily on property sales, DIP Holding operates a business model based on long-term ground leases and recurring service income.
Its revenues come from land leasing, subleasing fees and services associated with maintaining and operating the development’s infrastructure.
As of June 30, 2026, ground lease occupancy stood at approximately 99.9%, according to the company’s published investor information.
Located between Jebel Ali Port and Al Maktoum International Airport, Dubai Investments Park also benefits from proximity to major transport and logistics infrastructure.
Its activities reflect the broader importance of industrial and logistics connectivity in the UAE, where infrastructure investment supports trade, manufacturing and business expansion.
Expected Dividend Yield Reaches 7.5%
The final IPO price implies an expected dividend yield of approximately 7.5% for 2027, based on projected annual cash dividends of AED 725 million.
Under the company’s announced dividend policy, DIP Holding expects to distribute AED 700 million for 2026, AED 725 million for 2027 and AED 750 million for 2028.
The first post-IPO distribution is expected in April 2027, with a payment of AED 350 million relating to the second half of 2026.
These figures represent intended future distributions, subject to board recommendations, shareholder approval and applicable regulatory requirements.
The indicated yield is therefore not a guaranteed investment return. Actual returns will also depend on the company’s financial performance and the market price of its shares after listing.
DIP Holding Shares Expected to List on November 11
The final allocation of shares to eligible retail investors, Dubai Investments employees and qualifying shareholders is scheduled for November 10, 2026.
Refunds of surplus subscription amounts are also expected to begin on the same date.
DIP Holding’s shares are scheduled to start trading on the Dubai Financial Market on November 11 under the ticker symbol DIP, subject to the necessary approvals and market conditions.
For Dubai Investments, the transaction provides an opportunity to unlock part of the value of an established portfolio company while retaining majority ownership.
For Dubai’s capital markets, the listing introduces an investment opportunity linked to long-term land leasing, infrastructure services and recurring rental income.
The transaction also reflects the evolution of the UAE’s business and investment environment, as established companies access public markets to broaden ownership and support future growth.
With pricing confirmed and the listing date approaching, DIP Holding’s IPO connects a mature real estate infrastructure business with a broader investor base, bringing a different business model to the Dubai Financial Market.
